Services We Provide to Buyers

  1. Refer buyers to experienced lenders who are up-to-date with all the current lending programs and requirements and will help the buyer to determine the best program available to them. NOT all lenders have the same programs and experience. Poor lending can result in delayed closing and last minute upset. It is VERY important to select a lender who delivers as promised and on time. I find word of mouth and personal past experiences to be the best determinations in selecting a lender. I get no kickbacks or personal gain whatsoever, but I simply want to make sure a buyer is well-informed and ensure a smooth and successful closing.

  2. Create custom search in the MLS based on your criteria of size, location, price, special features, lot size, etc. You will be notified by email the very same day any new listing comes onto the market and receive a link to view the new property online. This saves you LOTS of time from trying to weed through website listings looking for that right house. We have the ability to customize searches based on cross streets, and even whether a master bath has double sinks or not.

  3. Diligently help you find the right home by networking with other agents, knocking on doors and creating mailers if needed.

  4. Assist the buyer in making a well-informed decision before making an offer...this includes pulling the tax record and comparable sales to ensure accurate sale price and obtaining any requested information prior to making an offer.

  5. Present offer to seller on buyer’s behalf and come to agreeable terms.

  6. Help schedule home inspection, termite inspection, and coordinate other important parts of the process in buying a home. We do NOT just write up a contract and then disappear...We are with you throughout the entire process and seeing it through to the end, every step of the way. An accepted contract is just the beginning of a transaction.

  7. Initiate any requests for repairs you may have after the home inspection and negotiate those items to be taken care of prior to closing.

  8. Accompany you during pre-closing walk through to ensure everything in the home is as it was when you agreed to purchase it and that any repairs that were agreed to be done have been done adequately.

  9. Review estimated final settlement statement prior to closing to ensure that information appears as it should per the agreed contract. We are also available to attend the final signing with you if you would like us to. If we cannot attend for some reason, we are always available by phone if there is ever a question as well.

  10. Personally deliver the keys to your new house along with a special closing gift! :-)
