Services We Provide to Sellers
Provide printed report and competitive market analysis of all comparable tax record and MLS sales to assist seller in determining the highest sale price possible, while at the same time not being overpriced. One of the biggest reasons for a house being on the market too long is overpricing. It serves the seller much better to price accurately from the beginning when the number of showings is often the greatest than to continually reduce the price while the number of days on the market continues to increase. Buyers don’t like to see that a house has been on the market a long time, and it causes them to raise question. We DO, however, want to sell your home for the highest price possible, and we will look at every detail we can do get the most return for you!
Offer staging advice as well as a pre-listing inspection to identify any areas of concern. WE will pay for professional photos and all advertising including syndicating with all the major real estate websites. The phrase "a picture is worth a thousand words" certainly
rings true in real estate and we will ensure only the BEST quality photos to help draw in the most buyers to your home.
We will provide an ARMLS secure lockbox that tracks showings and increases security for you and your home. We will have record of every person who accesses your home and when they accessed it. You also have the option to receive emails sent to you each time the lockbox has been accessed so that you too have a personal record of this information.
Online marketing on several websites into addition to having your own personal URL link that you can post to facebook or share with friends and family. Websites include: realtor.com, trulia.com, zillow.com, and of course your home will be listed in the MLS for all licensed realtors to access and find in searches they set up for their buyers.
Broker tours of your home to provide valuable feedback and exposure. This is a time when several agents come through your house at the same time (with me), and each agent writes their input on a feedback sheet for you regarding their thoughts on pricing, what can be done to help improve showings, etc. These are agents who also have listings in the same area and share a feel for what is currently available on the market to compare with your house.
Locate qualified buyers through the local and national multiple listing services, internet marketing, direct mail and phone contacts. I sent out nearly 700 large 8.5 X 11 postcard-type advertisements for one of my listings. 60 of these were targeted mailers based on data that concluded those people had the resources to buy that particular home. The others were mailed to the entire zip code to ensure everyone in the nearby area was made aware that the home was for sale. This is NOT something every realtor will do as it requires a greater investment financially on the realtor’s part, but I believe in investing in my clients, just as you are investing in me when you choose to hire me to sell your house.
Ensure buyers are qualified prior to having you consider an offer, and also helping serious buyers toward a decision. There are many lending programs available to buyers that some are unaware of and I will direct them to any sources that may be helpful to obtain financing that will prove to be favorable to both parties to help accomplish the sale.
Provide weekly updates regarding showings, feedbacks, etc. I request detailed feedback after all showings.
Sell your house :-). Help negotiate and fulfill all contractual obligations. Once we are in contract, there are important things we must do to ensure a successful closing (such as responding to any buyer requests for repairs, checking in on the buyer lender and title company to ensure things are progressing as they should be, coordinate signings and key delivery, utility turn off reminders, and any special requests you may have.)
Celebrate with you at closing with a special gift and provide a digital copy of your whole file to save in one location for easy saving and finding come tax season.
